Pre-Construction
Initial Consultation
We meet to understand your goals, vision, and budget.
Site Assessment
A detailed review of the existing conditions to identify opportunities and challenges.
Design Coordination
We work closely with your architect and interior designer (or bring in trusted partners) to develop a cohesive plan.
Budget Development
Transparent, detailed cost estimates to ensure alignment from the start.
Scheduling and Logistics
We outline a realistic timeline and coordinate all logistics, including site access, protection, and staging.
Contract
To form a mutual understanding of the relationship with clarity and transparency, we will define the final scope of work and specifications, final budget, schedule, change order process, billing, payment schedule, and lien releases.
Construction
Permitting
We will apply for and obtain all necessary permits required by the state and municipalities.
Scheduling and Timeline
Upon issuance of required permits, we’ll formalize the construction schedule of all trades and subcontractors. We’ll provide weekly updates and a decision timeline for change orders.
Demolition
We’ll remove the specified cabinets and walls being replaced and prep for the rough work
Rough Work
New walls are constructed, and the rough plumbing is installed.
Electrical walk-through
We’ll perform a walk-through to determine the locations of all new electrical wall switches and outlets.
Dry-walling and Finishing
The walls are enclosed and finished.
Interior trim and cabinetry
All interior trim and cabinetry are installed.
Painting
All sanding, staining, and painting is performed.
Trim out
Final installation of lighting and fixtures, and hardware.
Flooring and final finishes
Tile, carpet, and other final finishes are installed.
Post-Construction
Walk-through
We’ll schedule a walk-through with the designers and client to identify any items that need to be added to the punch list before delivery.
Punch List
Everything identified during the walk-through is fully addressed.
Clean-up
The site is fully cleaned and prepared for turnover to the client.
Training
Time for training is scheduled if the client isn’t familiar with the operation of anything that was installed.
Delivery
The site is turned back over to the client, final payments are received and all liens are released.
